When selling your home, we all want our property to command the highest value in its category and location. Calculate the value of your home, including its cost per square foot and comparing value over time, across neighborhoods, and between property types is an important step in the selling process. Whether your property is a grand lodge perched on a mountain side or a tidy condo in a bustling ski base area – here are a few tips to command the highest home value when listing your mountain property for sale:
1. Make sure your home is neat and clean:
First impressions are important. Since your buyer sees the outside of your home first, be sure the door hardware and paint are fresh, landscaping is trimmed, and your home has great “curb appeal”. You want potential buyers to feel confident that you’ve maintained your home in excellent condition right off the bat. You know your home needs to look its best to attract buyers ready to make a move. Make those windows sparkle. A buyer choosing between two homes typically chooses the one which appears to be in the best condition.
You also need to de-clutter and de-personalize your space. Make sure to put away all knickknacks, children’s toys, and counter top items to make your space as visually appealing and large as possible. Help potential buyers “see themselves” in your space and make room for them to move themselves in visually while touring your home.
2. Take care of deferred maintenance:
Fix any leaks, cracks, squeaky ceiling fans, chips, and other small imperfections. Make sure doors open and close smoothly, and cabinets and drawers are in working order. Don’t let small things become a distraction to your otherwise great home. Having a professional come in to complete your undone tasks is a good investment. You may look past those little details, but buyers won’t. Consider having carpets shampooed, re-stretched or replaced and a fresh coat of paint applied throughout your home.
3. Be transparent about needed repairs and provide a plan:
Does your chimney need a cleaning? Does your garage door need some maintenance? Don’t try to hide these issues from potential buyers. Hot tubs should be in working order and the covers new and clean. If the appliances are old, the carpet is torn, or the ceiling has water marks, get those replaced or fixed, or offer an allowance in the sales price right up front to offset the buyers costs of replacement or repair and to alleviate their hesitation. Make sure you have a plan in place.
4. Consider a little remodeling:
Does your home really just need a face lift? If your home could benefit from some simple remodeling, do your homework before launching any major projects. Set up furniture to best reflect the perfect use for each room, exemplify outdoor living space by leaving patio furniture set up, and keep curtains open to show off those great views!
